Piney Point Village, a distinguished enclave nestled in West Harris County, Texas, consistently ranks among the state’s most desirable locations to reside. With a median household income exceeding $250,000, as reported by the Census Bureau, this affluent community boasts a reputation for luxury living, underscored by its inclusion in Niche’s list of top places to retire in Texas. The area is renowned not only for its prosperous residents, which have included notable figures such as designer Tina Knowles and baseball legend Roger Clemens, but also for its high-quality public schools.

Mayor Aliza Dutt highlights several key aspects contributing to Piney Point’s allure. The community is characterized by its exceptional police and fire departments, picturesque landscape, meticulously maintained streets, and a superior drainage system. However, Mayor Dutt emphasizes that the village’s essence lies in its tight-knit community spirit, a hallmark for its approximately 3,200 residents. She illustrates this by recounting the community’s resilience during Hurricane Beryl, where neighbors with generators provided essential aid to others affected by power outages.

The village’s rich history adds another layer to its charm. City Administrator Bobby Pennington explains that Piney Point dates back to the 1820s, with its iconic trees serving as a marker on the historic San Felipe-to-Harrisburg Trail before the founding of Houston in 1836. During the 1950s, as Houston’s reach expanded, Piney Point chose to incorporate, maintaining its unique identity and circumventing annexation. This decision has preserved its distinctive characteristics, including a prohibition on commercial properties and the limitation to single-family homes with minimum lot sizes of 40,000 square feet.

Piney Point’s real estate market reflects its exclusivity, with home prices starting at approximately $2.5 million and reaching figures as high as $9.8 million, as evidenced by a recent sale on the Houston Association of Realtors’ listings. The community’s commitment to preserving its natural beauty is evident through stringent tree ordinances, regularly enforced by an urban forester.

Despite its upscale status, Piney Point Village remains a community where personal connections flourish. Residents, including Mayor Dutt, attest to the neighborhood’s supportive and respectful environment, where neighbors are familiar and collaborative, sharing resources and cherishing their green spaces.
