Greenside: Transforming Memorial City Warehouses into a Vibrant Community Hub

Greenside is envisioned as more than just a retail center—it’s a hub for community interaction. Central to the project is an expansive acre of green space, featuring native landscaping, a children’s play structure, and seating areas shaded by canopy trellises. The space will be illuminated with festoon string lights, creating a warm and inviting atmosphere for visitors of all ages.

Enhanced pedestrian connectivity is a key feature of Greenside. Newly installed walkways will link Gessner Road to Mathewson Lane, encouraging walkability and accessibility in the area. According to MetroNational, this design reflects a growing trend in Houston to prioritize outdoor, family-friendly spaces within urban developments.

Greenside marks the first collaboration between MetroNational and Radom Capital, two firms renowned for their ability to blend commercial functionality with aesthetic appeal. Michael Hsu Office of Architecture, an award-winning firm with a track record of transformative projects like Heights Mercantile and Montrose Collective, is leading the design efforts.

Jason Johnson, CEO of MetroNational, emphasized the importance of this collaboration: “We’ve been eager to interject more unique moments and outdoor spaces into the Memorial City user experience, and Radom Capital and Michael Hsu Office of Architecture both exceed in creating those environments.”

Radom Capital’s vice president, Barton Kelly, shared insights into the leasing process, noting that negotiations are underway with potential tenants from various sectors, including food, fitness, and wellness. While no tenant names have been disclosed, Kelly hinted at a strong lineup of operators that could fill up to 75% of the available space.

General contractor Endurance Builders is leading the construction of Greenside, with tenant spaces expected to be ready by the first quarter of 2026. MetroNational will assume ownership of the property upon the project’s completion, with the first tenants likely opening their doors by summer 2026.

This project is poised to redefine the Memorial City experience, offering a blend of retail, dining, wellness, and community-focused spaces. It also reinforces the area’s growing reputation as a hub for innovation in urban development.

As Greenside takes shape, residents and visitors can look forward to a destination where families, friends, and professionals can gather, shop, dine, and relax in a thoughtfully designed environment. This project signifies a broader trend in Houston’s real estate landscape: a move toward creating multifunctional spaces that bring people together while celebrating the city’s unique culture and character.
