Houston’s Westward Expansion: New 4,000-Home Community Breaks Ground in Fort Bend County

Construction is now underway for a massive 1,500-acre master-planned community in Fort Bend County, a clear indicator of the region’s robust growth west of Houston. Spearheaded by Johnson Development, a leading real estate developer based in Houston, this new undertaking promises to transform the area southwest of the city, just off FM 2977 at Koeblen Road, near Richmond and Thompsons. This ambitious project is set to introduce 4,000 homes, further enriching Fort Bend County’s bustling residential landscape.

The initial phase of the development will include 270 homes with lot sizes ranging from 40 to 60 feet in width. The models are scheduled to be ready for viewing in 2026, although pricing details for these homes remain in the planning stages. The community’s prime location, adjacent to several reputable schools in the Lamar Consolidated Independent School District, makes it particularly appealing to families and offers a strategic advantage for future residents seeking quality education for their children.

This land was acquired from the George Foundation, a longstanding nonprofit dedicated to enhancing education and community health within Fort Bend County. The foundation, which has been serving the community for 81 years, sold the farmland to meet IRS mandates that require private foundations to distribute 5% of their total assets annually. This strategic sale aligns with the foundation’s mission to ensure it maintains the necessary liquid assets to support its philanthropic efforts effectively.

Ruthanne Mefford, who served as the board chair at the time of the transaction, emphasized the sale’s importance in sustaining the foundation’s long-term commitment to Fort Bend County residents through charitable endeavors. Additionally, Derek Goff, Vice President and General Manager of the community, underscored the project’s vision to respect and preserve the land’s legacy while ushering in a new era of development and community building.

Johnson Development’s involvement in this project is part of its larger strategy in Fort Bend County, where it is actively developing nearly 24,000 acres. This new community stands as a testament to the company’s significant influence in shaping one of the fastest-growing areas in the Greater Houston region. The introduction of such a comprehensive residential plan not only enhances the local housing market but also stimulates economic growth and infrastructure development in the county.

As anticipation builds for this new community, further details, including its official name and the selection of homebuilders, are expected to be revealed later this year. These updates will mark key milestones in the project’s timeline, drawing future residents and investors alike to the thriving Fort Bend County area. Johnson Development continues to set the pace for innovative, large-scale residential projects, reinforcing its role as a pivotal player in the region’s expansion narrative.
