DALLAS — A $19 million affordable housing development could bring 210 apartments to south Dallas near the University of North Texas at Dallas, with construction potentially starting in January.
The Heights at UNT Station is planned for 1201 E. Wheatland Road, about a mile south of the UNT Dallas campus at 7300 University Hills Blvd., according to a recent filing with the Texas Department of Licensing and Regulation.
The nearly 255,000-square-foot project could break ground as early as January and remain under construction through June 2028. Curtis Jones is listed as the owner, while ARRIVE Architecture Group will handle the design.
UNT Dallas has no connection to the proposed development, a university spokesperson said. The university declined to provide additional comment.
The project could serve students and other residents in the area. UNT Dallas says its on-campus housing options remain limited.
Project received council support
Developers initially proposed 240 units and presented the project to the Dallas City Council in February 2025 as part of an application for 4% Low-Income Housing Tax Credits.
The City Council supported the application. During the public hearing, a Dallas resident said the development could address a shortage of affordable housing in southern Dallas.
“This opportunity to have this project developed is much needed,” the resident said, citing limited affordable housing options for Black and minority residents in the area.
Deputy Mayor Pro Tem Adam Bazaldua also supported the project.
“This is a great project that’s going to come,” Bazaldua said.
The TDLR filing lists 210 units in the current proposal, although project details remain subject to change.
Another project planned nearby
Another affordable housing development also remains in the pipeline near the proposed Heights at UNT Station.
The University Hills project would bring 360 units to the northwest corner of South Lancaster Road and East Wheatland Road, according to a Dallas City Council hearing in February.
Plans call for 126 one-bedroom, 162 two-bedroom and 72 three-bedroom units.
