San Antonio’s City Council approved a rezoning plan for nearly 500 acres near Frost Bank Center on Thursday, changing the area from industrial use to mixed-use.

The rezoned area, bordered by Frost Bank Center Drive and nearby railroad tracks, will include residential, commercial, and recreational spaces.

Residents welcomed the move, citing concerns over industrial activity affecting quality of life. Council members voted 8-1 in favor, with supporters highlighting potential economic growth and community engagement.

City planners noted that the rezoning could lead to increased property values, improved infrastructure, and urban development. The plan aligns with city initiatives promoting mixed-use spaces that integrate living, working, and leisure areas. Community leaders praised the council for responding to public input and believe the change will improve the area.

The approval process involved consultations with residents, businesses, and environmental groups to ensure the plan reflects community needs. Moving away from industrial zoning is expected to reduce pollution and expand green spaces and amenities for residents.

The rezoning is set to take effect in the coming months, with city officials working with developers to ensure projects follow the new plan.
