Plains All American Pipeline Reaffirms Downtown Houston Commitment with Lease Renewal

Plains All American Pipeline LP, a major player in the midstream sector and one of Houston’s prominent publicly traded companies, has reaffirmed its commitment to downtown Houston. The company finalized the renewal of its substantial 249,774-square-foot lease at Three Allen Center, extending through 2036. This decision marks over three decades of Plains All American’s presence at this location, a notable choice as many firms trend westward.

Three Allen Center, located at 333 Clay St., is a significant 50-story, 1.17 million-square-foot tower in Houston’s business district. It has recently undergone extensive modernizations, including new lobbies, revamped common areas, and innovative green space connections from indoor to outdoor settings. Among the new amenities are a farmer’s market and dedicated suites for breastfeeding mothers, as reported by the Houston Business Journal.

BrookField Properties, responsible for managing the building, has proudly achieved LEED Gold Certification for operations and maintenance. This second-highest level of certification underscores the building’s excellence in sustainable practices, energy conservation, water use reduction, and enhanced indoor air quality, as noted by CIM, a property operations platform.

Three Allen Center’s commitment to sustainability and modernization continues to attract significant energy sector tenants. Freeport LNG, another key player in the industry, renewed and expanded its lease by 15.5% to 65,754 square feet last year. This company, producing over 15 million tons of natural gas annually, has maintained its base at Three Allen Center since 2002.

The continued investments and lease renewals by such major companies underscore the importance of downtown Houston’s business district as a central hub for the energy sector. Plains All American Pipeline’s decision to stay rooted in this location highlights its strategic importance and its commitment to fostering a vibrant and sustainable business environment.
