Houston’s League City to Transform with Major Mixed-Use Development

The vibrant Houston area is set to welcome a new mixed-use development in League City, promising to transform the local landscape into a lively hub for both residents and visitors. Alexander Grene Development is spearheading this ambitious project, which will feature a combination of retail and warehouse spaces designed to cater to diverse needs and preferences. The project includes several retail buildings spanning a minimum of 70,000 square feet, complemented by 220,000 square feet of flexible warehouse space. The development, strategically located at the intersection of Highway 96 and Highway 146, is scheduled to commence construction in March with the first phase slated for completion by the end of the year, as reported by the Houston Business Journal.

Occupying 24.5 acres, the development is envisioned as a seamless blend of retail and warehouse facilities. The aim is to attract diverse entertainment options, upscale restaurants, and trendy wine bars, thereby enhancing local amenities and drawing more visitors. With residential developments on the rise in this area, the project seeks to capitalize on the increased density and burgeoning community needs. The developers are optimistic that the intersection will evolve into a thriving mini-business district, especially with the recent expansion of Highway 146 expected to increase traffic flow, boosting commercial activity.

Lupe Tortilla is among the key establishments poised to open on the Kemah side of the intersection, further enriching the local dining scene. Additionally, on League City Parkway, Brockway Commercial is developing the 16-acre Grand Oak Village shopping center, contributing to the area’s growth. ELS Construction has also announced plans to transform a former church in Dickinson into a mixed-use space, featuring retail and dining options, further demonstrating the area’s potential as a commercial and cultural center.

This strategic development aligns with Houston’s broader growth trajectory, reflecting the city’s commitment to fostering environments that support business, leisure, and community engagement. As League City continues to evolve, this mixed-use project is set to play a central role in shaping the region’s economic and social landscape.
