Ascendent Development has officially broken ground on the Amplify Tomball townhome community, marking a significant development in the ever-expanding build-to-rent market in Houston. Located at 173 N. Eldrige Parkway, this ambitious 170-home project is designed to meet the growing demand for luxury rental accommodations in the bustling Tomball area. Known for its vibrant job market and excellent educational institutions, Tomball is increasingly becoming a preferred location for new residential developments.

The Amplify Tomball community is set to offer three-story townhomes, each featuring attached garages, modern living spaces, and top-floor bedrooms. With rental prices expected to range from $1,800 to $3,000 monthly, these homes are tailored to attract discerning renters seeking a blend of comfort and convenience. Residents can look forward to a suite of premium amenities, including a saltwater pool, a state-of-the-art fitness center with a yoga studio, a game room, a clubhouse, and a dog park.

Houston’s prominence in the build-to-rent sector is further underscored by its rank as the fifth-largest market for such developments in the United States, according to recent data from Point2Homes. The city currently has over 4,600 single-family rental homes under construction, which signals a substantial 55% boost in the region’s rental inventory. This surge in development aligns with a national trend, where Texas stands out as a leader, with cities like Dallas, Austin, and San Antonio also contributing significantly to the state’s prominence in the build-to-rent market.

Richard Owen, principal of Ascendent Development, emphasized that Tomball’s qualities as a dynamic submarket make it an ideal location for the Amplify project. The previous success of their nearby apartment complex, Haven at Treeline, which opened in September 2024 and is already 35% leased, further validates the sustained demand for upscale rental properties in the area.

The first residents are anticipated to move into Amplify Tomball by summer 2026, promising a new standard of rental living that caters to the modern lifestyle. This strategic development not only reinforces Houston’s status as a major hub for rental property construction but also reflects broader national housing trends where the build-to-rent model is gaining traction.
