AUSTIN, Texas — Rent relief is on the way for Austin residents. New data from Realtor.com shows that average monthly rents across the city have dropped more than 7% compared with last year.
In February 2026, the typical apartment in Austin—regardless of size—rented for about $1,360 per month, roughly $100 less than February 2025 and nearly $300 below 2022 levels.
Experts attribute the decline to an increase in new apartment construction coupled with a slowdown in people moving to the city, easing the pressure on Austin’s rental market.
