This exciting project will cover 12.7 acres located near Dairy Ashford and Briar Forest Drive and promises to revitalize an area that has long lacked trendy retail and community spaces. Developers Market Square Companies and Tenon Property Company are leading this initiative to create an “all-day community hub” that will serve as a new destination for living, shopping, and working.
Ashford Yard is set to feature 90,000 square feet dedicated to retail and dining, along with a 350-unit apartment complex. The vision for this development is to emulate a smaller version of CityCentre, with diverse offerings ranging from food and beverage outlets to fitness centers, entertainment venues, and retail stores. Jason Ford, principal of Tenon Property Company, shared his enthusiasm for creating a space that invites community interaction. He highlighted the project’s potential to serve as a gathering place where families, friends, and co-workers can connect, rejuvenate, and make lasting memories.
With Schlumberger vacating the premises in 2022, the former office site is primed for redevelopment. Demolition of the existing buildings is slated to begin within the next five weeks, signaling the start of construction on this ambitious project. The commercial real estate firm Henry S. Miller is currently leading retail pre-leasing efforts, and it is anticipated that some retail spaces will be ready to open as early as mid-2026.
Adding to its innovative appeal, Ashford Yard is the first development to benefit from a green infrastructure tax incentive focused on stormwater management. This incentive could provide nearly $5.8 million over the next ten years, underscoring the project’s commitment to sustainable development practices. The introduction of Ashford Yard is poised to bring new vitality to West Houston, offering a seamless blend of residential, retail, and recreational spaces for the community to enjoy.
