Transformation of Vacant Sugar Land Campus into Upscale Housing and Park Begins

The city of Sugar Land is poised to transform a long-vacant corporate campus into a vibrant mixed-use development known as Lake Pointe Green. The Sugar Land City Council has approved a plan to redevelop the former Fluor Corporation site, which spans 53 acres, into a community featuring luxury housing, expanded park areas, civic amenities, and potential commercial and retail offerings. Spearheaded by the Houston-based Lovett Group, the redevelopment will incorporate up to 720 multifamily units, along with detached single-family homes and townhomes, while also allowing for commercial spaces if market conditions are favorable.

This ambitious project is supported by over $24 million in economic incentives approved by the city. This includes $7 million generated from sales tax revenue earmarked for public amenity enhancements, supporting the creation of new parkland and civic spaces, as well as the expansion of the Brooks Lake Trail. Additionally, there will be up to $5.3 million in reimbursements for demolition and environmental remediation efforts, addressing significant barriers to redevelopment, alongside up to $12 million allocated for public infrastructure improvements connected to the project.

City officials express enthusiasm, noting the development as a pivotal opportunity to rejuvenate a dormant area and improve the quality of life for residents. The Fluor campus, once bustling with activity, has sat largely unused since the global engineering and construction firm vacated the premises last June after a nearly 40-year tenure, moving over 1,600 employees to a new office in Houston’s Energy Corridor. The Lake Pointe Green initiative aims to drive economic growth by converting this underutilized land into a contemporary, walkable neighborhood, with construction possibly commencing as early as late 2025. Lovett Group, renowned for its successful revitalization projects like POST Houston and the Polk District, will lead this transformative endeavor.
