Hunters Creek Village, a charming enclave in the Houston area, has been recognized as the wealthiest town in Texas, according to an analysis by Stacker, a digital content firm. The small city, home to about 4,400 residents, boasts a median household income exceeding $250,000, with 75% of households earning at least $200,000 annually. Only a mere 1.6% of families fall below the poverty line, distinguishing it from other affluent Texas towns like West University Place and Highland Park.

Stacker’s analysis leveraged data from the Census Bureau, focusing on communities with a population of at least 1,000. While Census data does not typically indicate median earnings above $250,000, the figures for Hunters Creek Village highlight its unique economic stature. The report, published on TheFW.com, emphasizes the variability of amenities in wealthy towns across different states, noting that while many millionaires and billionaires reside in California, New York, Florida, and Texas, their lifestyles can differ significantly.

Houston itself is noted for housing 90,900 millionaires, according to a 2024 report by Henley & Partners, making it the wealthiest city in Texas and the fifth wealthiest in the United States. Hunters Creek Village, part of the Memorial Villages in northwest Harris County, stands out not only for its wealth but also for its self-governance and historical charm. Incorporated in the 1950s, these villages have maintained independence from Houston despite being surrounded by the city.

The area’s allure is further enhanced by its notable properties, such as the Lodge at Hunter’s Creek, a mansion listed at nearly $50 million. Mayor Jim Pappas attributes the community’s prosperity to fiscal discipline, highlighting the town’s debt-free status and efficient use of taxpayer dollars. This financial prudence allows for investments in public amenities like parks, a weekly farmer’s market, and aesthetic features such as customized street signs.

Despite median home values exceeding $3 million, properties in Hunters Creek Village attract swift interest, underscoring the town’s desirability. Mayor Pappas, who has resided there since childhood, values the community’s exceptional police, fire, and educational services, alongside its affluence. He proudly states, “We run a very tight ship,” emphasizing the importance of debt-free governance and strategic investments that enhance the town’s quality of life. Hunters Creek Village exemplifies a model of sustainable prosperity, making it a standout among Texas’s wealthy communities.
