Green Brick Partners, a prominent homebuilder based in Plano, Texas, has announced its acquisition of land for an ambitious new residential project, Burks Ranch. This development will see the construction of 2,100 homes on approximately 570 acres near the Denton and Cooke county border. Situated close to Lake Ray Roberts, just north of Pilot Point in Cooke County, this project represents a significant expansion in the region’s real estate landscape.
The construction of the first homes at Burks Ranch is anticipated to begin in two years, under the leadership of Jed Dolson, the firm’s president and COO. The development promises a blend of residential options suitable for varied lifestyles and budgets, with home prices currently projected to be under $400,000. This is noteworthy given that the median home price in Denton County was $440,000 as of January.
Burks Ranch aims to offer more than just housing; it will feature a community nature preserve, open space trail corridors, parks, a resort-style pool, and a community amenity center. Trophy Signature Homes, a subsidiary of Green Brick Partners, is set to be the primary homebuilder for the project. While detailed timelines and further development specifics will be shared later, Dolson emphasized that Burks Ranch is envisioned as a decade-long project.
The land for this development was acquired from Texas Republic Management, with negotiations facilitated by REX Real Estate. This transaction marks the second recent development initiative by Green Brick Partners in the area, following a September acquisition of 557 acres in northern Denton County, where the company plans to build 2,200 homes.
The extension of the Dallas North Tollway to G.A. Moore Parkway (FM 455) has improved accessibility to this region, making it an attractive option for potential homebuyers. As the third-largest homebuilder in the Dallas-Fort Worth area, Green Brick Partners continues to expand its footprint, with several communities already established in the Celina-Pilot Point area.
Denton County, with a population surpassing 1 million as of July 2023, remains one of the fastest-growing regions in the nation. This growth aligns with Green Brick Partners’ strategy of acquiring valuable land near employment corridors to meet the increasing housing demand.
